I agree. Gather your information. Stay calm. Law works on the basis of facts - not emotion, even though this is a potentially frightening situation.
If he was not found guilty of anything, he will not be registered as a sex offender. The minister of the church may be able to help in a limited way, at least in terms of letting you know if any charges have been filed or are pending. The police may also be able to share some of that information.
Then...you do need to see an attorney about getting out of the lease, and about the technicalities of getting your money back from the lease option payments. While it may "sound like" a good case, it has to be pretty air tight for it all to work.

I was really thinking about you last night and about your situation. Just remember that no matter what, your first priority is the safety of your children. (I have a son who was abused by our neighbor for 4 years and I didn't find out about it until years later.) Money is not important. Protect your children first and foremost. Play it safe and tell them to stay away from your neighbor and to let you know if he ever approaches them in ANY way.

Thanks so much for thinking about me. We made a decision last night, if anything were to happen to our children it would be my husband in jail. So we are moving out now, to where I can't say yet but if we have to live in a hotel until I can get this all figured out. At least I can sleep at night, I feel like the second I fall asleep something bad will happen.
I hope you don't need a lawyer either. Trouble is you are in the middle of a "he says, she says" if there's nothing filed as proof against him. In fact, he could get her for defamation of character if he loses $ because she's mouthing off. I'm assuming they are both on your paperwork; she might let you out but why would he? You can't prove he's any sort of danger to your kids other than rumor. They both have reason to want your $$. I feel for you. Educate your kids on not talking to strangers and appropriate touching and dialing 911 etc. Get them fingerprinted; most townships offered that free. They are not too young. I know of a 6yo approached by an 8yo (friend) at an apt playground that asked for a sex act he probably saw his 16yo sister providing her boyfriend when she should have been babysitting her little brother, nice trickle-down effect. It's a scary world these days.

I`m kind of curious as to the panic. There is no criminal record. If you search the data bases I linked it will even show not guilty verdicts. He doesn`t live in your neighborhood. There are probably actual convicted pedophiles in your neighborhood. Do a street or neighborhood search on the PA site you`ll want to buy a mountain in Montana just to get away.
At this point you are in a panic over what may not even be true.
Your honor I heard a rumor from his estranged wife that he may be a pedophile although he has no convictions and no arrest record that you have seen. Unless you can come up with concrete proof this guy will prevail in court and may sue for damages.
Have you talked to the minister and thoroughly searched the data bases?
