Coconut flour and oil?
I use it alone or some of the recipes I have seen use a combination of almond flour and coconut flour. It does have a flavor so if you were looking for something savory try flax meal or golden flax meal. But for like a carb friendly cookie or minute cake it works our well. I haven't really used it that much yet, so I wouldn't call myself experienced, but the few things i have used it for worked out really well. I am always a bit surprised at how little the recipes call for usually like 1/4 cup so coconut flour must expand when it is mixed. I can't really tell.
You could mix it with regular or whole wheat flour, but those are unnecessary carbs.

I get the flours I use from Honeyville grain, but I use a lot of them, I'd start by ordering on Amazon or Netrition to try them out first before investing $$. There's tons of low-carbing recipe sites out there, coconut flour is dry and absorbs a lot of moisture.. need generally 1/2-1/3 the amount called for in reg flour, double the eggs and add some more liquid. I like it though! I love coconut oils too- both de-scented and regular, it and olive and butter are my go-tos..
It probably does make some pretty good pancakes. There are a couple interesting low carb/body buider pancake recipes online. search on YouTube for low carb pancake and protein pancake. There is a good one from a guy named RJ Riches who is a natural body builder that has some carbs in it but its from whole oats so would actually be pretty good for you.

Bob's Red Mill also makes a low carb pancake mix that I have used before I got coconut flour and I believe I got that at Publix as well. If not WholeFoods for sure has it.
