I posted two zucchini bread/muffin recipes last week (I think) and one was for chocolate ... really yummy and weight-loss friendly (made with splenda, protein added, no fat added).

You're selling by owner right?  Do you make sure they've qualified for a mortgage and are pre-approved?  If not, you may be looking at a disappointment.  Happened to us two years ago.

In the first place, the only disclosure you ever need to make to a prospective buyer is about the house and any material facts.  The neighbor may be a total gem to her and just not like you and Michael for some reason. That's no concern of hers. It's your private life and the fact that he didn't like the former owner is, again, of no concern.  You say nothing.

It appears that she is a serious buyer.  Just ask her to provide you with a pre-qualification letter from her lender showing you that she is qualified to purchase a house at your price.

Any title company can help you write the contract.  Also, go to your nearest title company and what their charges are, for you and the buyer.

What a pretty day. Sunny but only 64*! Tom is off to the golf course so my morning is free to do whatever. Later we are supposed to go to a Drum Line performance in a neighboring city. I'll dress in long johns and flannels.

Oh, I'm so jealous!!   Jeff is a second generation band geek and he introduced me to drumline. It's such an amazing activity!  We'd love to go to the National Championships someday, but they're never close to AR.

Hi Mary,
    I'm probably new here since the last time you posted.  I don't remember seeing you.
What fun to be having a senior in high school.  It's really an exciting time for them and for you.  Wait until you send him off to college.  Now that's a WOW moment.
I haven't been shopping yet because I still have a lot of clothes that fit me.  I've only lost 26# since I started this journey.  That doesn't even equal a size in my closet.  I have lots and lots of clothes, so it'll be quite a while before I can start buying new things.  I think if I exercised more I'd do better, but for now I'm feeling good.  I'm afraid to exercise too much being only two weeks out, so walking is my thing right now, and probably forever.  I'll be moving and where I'm going they don't have a Fitness USA gym where I have a lifetime membership.  bummer.
The darn squirrels are in my neighbor's yard again taunting my dogs.  I'm going to have to put the bark collar on the noisy one so I can let them back out.  He starts the other two going and they become frantic.
Trying protein decaf today.  I don't think I'll use the cookies n cream in my coffee again.  It's just too sweet.
Packing more stuff today.
